New visa rules, laws and news from the authorities for expats, updated regularly.
The Destination Thailand Visa is now only available through the Thai embassy or consulate in the country of your citizenship or permanent residence. Applications in neighboring countries such as Laos, Vietnam or Malaysia are no longer accepted. Also new: a police clearance certificate no older than six months, and proof of citizenship or residence. The core conditions stay the same: valid for five years, up to 180 days per entry, proof of 500.000 Baht.
Our tip: Apply before you deregister in Germany. Some embassies ask even their own citizens for current proof of residence.
Source: ISSA CompassSince 25 September 2026, the THIM immigration app has been in use nationwide. It lets you submit your arrival card digitally before your flight. In the future, extensions and the 90-day report are also meant to run through it.
Source: Buch dein VisumThe rule introduced on 15 September 2026 still applies: citizens of many countries, including Germany, can now stay visa-free for only 30 days instead of the previous 60, and the list of countries eligible for visa on arrival has been cut drastically. At land borders, visa-free entry is still limited to twice per calendar year.
Source: TAT NewsroomThrough the portal tm47.immigration.go.th, you can file the TM47 address report in a window from 15 days before to 7 days after the due date. Filing late can cost you a fine of up to 5.000 Baht. Only the first report after entry still has to be made once in person at Immigration.
Source: The ThaigerIf you live in Thailand for 180 days or more a year, foreign income you transfer to Thailand is still taxed at progressive rates. A Finance Ministry draft that would allow tax-free transfers within 12 months of receiving the income had still not been published in the Royal Gazette as of August 2026, so it is still not law.
Source: HLB ThailandOn 14 July 2026, the cabinet passed the first uniform regulation on deporting foreigners. It lists six grounds, such as illegal work or irregular entry. This lets authorities act faster and in a more coordinated way when rules are broken, which also tends to mean more checks on visa matters.

Depending on your starting point, a few weeks to a few months is realistic. With a clear roadmap and the visa, deregistration and housing handled in parallel, it's usually faster than most people think.
Yes, Thailand is very popular with German retirees. From age 50, a retirement visa is usually an option. We check whether you meet the requirements and support you through the entire process.
Working remotely for an employer abroad is often possible with the DTV. For a local job or your own company, you need the right visa and a work permit. We help you with that too.
